Lease terms

Occupancy All occupants, including children, must be listed. All adults (18+) residing in the unit must complete an application, pass a credit and background check, and be named on the lease. No Section 8 or voucher program at this time. Rent Rent is due on the 1st of each month. After the grace period (if applicable), a $25 per day late fee will be charged until rent is paid in full. Utilities Owner pays for water, lawn care, and trash service. Tenant is responsible for all other utilities, including electricity, internet, cable, gas (if applicable), and any optional services. Maintenance Tenant shall replace the HVAC filter at least once every three (3) months. Tenant must promptly report leaks, plumbing issues, HVAC problems, appliance malfunctions, or any maintenance issue that could cause additional damage. Tenant is responsible for damage caused by negligence or failure to report maintenance issues promptly. Exterior Tenant is responsible for keeping the outside of their unit clean and orderly. No personal property may be stored outside or under the unit without the Owner's prior written approval. Parking Each unit is assigned one (1) parking space directly in front of the unit. Guest parking is permitted only in the designated overflow parking area along the privacy fence. Inoperable, unregistered, or abandoned vehicles are prohibited. Guests Overnight guests may stay up to two (2) consecutive nights without approval. Longer stays require the Owner's prior written approval. Property Use No smoking or vaping inside the unit. No illegal activity or conduct that disturbs neighboring tenants. No alterations, painting, or installation of fixtures without the Owner's written approval. Access Owner may enter the property with reasonable notice for inspections, repairs, maintenance, or to show the property to prospective tenants or purchasers, except in emergencies when notice is waived.
