The home has lots of storage, 1 large closet and is well suited for small living. Chefs will like the kitchen with marble countertops, lots of storage, and 2 rolling islands. There's a Washer and Dryer, (+ storage) on site for laundry uses. Front large room with combo Living and Dining w/ vinyl flooring into kitchen. Here you'll find vintage wood walls, with darker hues (real wood), built in bookcases, . as you enter from the front porch. A newly installed, insulated front door with privacy storm door gives ability to open house to a breeze. The single bath consists of 2 rooms, wall storage cabinets & lots of room under the single sink. 2 bedrooms have nice natural light and lites/ceiling fans and are small, but ample. Some built ins, plank laminate flooring, airy draperies installed (could be changed). The single large closet (9' x 4.5') will service both rooms. The home is a 1040 Sq. Ft. 2 bdrm, - in other words, comfortable but to the small side. I will consider a lease to a SINGLE or (possibly) a 2 PEOPLE - a couple/roommate situation. This home shall be ready to view and discuss leasing - BY APPOINTMENT ONLY. Can not disturb current tenant. REMEMBER - anyone who is interested, the rent amount does not include your utilities. I do look at credit scores, but I also can listen. Don't bother to apply if you've can't provide good credit history, particularly for housing, car payment, etc. Your water/sewer/trash is a Cottonwood Shores (City of) expense & they can help you set up an account. There is a deposit that is returnable upon leaving home/terminating your account. There is also Pedernales Electric Co (PEC) expense - so that you can have heat or A/C. Typically, there's a small deposit, refundable. For these reasons, it's critical you can navigate to the agencies, set up your accounts AND intend to pay them - expect an average of about $260/mo...perhaps more or less, but average is my guess. There are several buildings on this lot or contiguous lots that owner will retain for their use. There is a carport for you, but no garage. Parking is to the right of home with small caliche driveway. Quiet street and many amenities of small city within walking distance. Home is near the small airport in Horseshoe Bay, TX and within 2 minutes to HWY 2147 - the artery between Marble Falls, TX, (10 minutes,) Cottonwood Shores, TX and Horseshoe Bay, TX. Hwy 71 is easy access into Austin or Llano, TX. Near the lake, one can walk to put their boat in or access the recreational and food options nearby. 1 year lease, no animals (* see below), maintenance of yard is part of this home's lease agreement. My tenant: Must be creditworthy and this does mean a good credit score-over 700, and working with a salary that suits the ratios normal to rental agreements, 2.5 times your gross salary/month. Expect a year lease. MUST be a non-smoking, non-vaping tenant. 2 porches and a private, quiet setting in Cottonwood Shores, TX. This little city is close to Marble Falls, TX & has access to a Splash Pad, pickleball, Fine Dining, Concert entertainment, food trucks, and a boat launch into Lake LBJ in the neighborhood. This is all within walking distance of the house. It's quiet and safe here! NO SMOKING IN HOUSE. NO VAPING IN HOUSE. Kitchen is great for a chef, marble countertops, microwave, shelving and lots of storage. Refrigerator is cold with a freezer atop that works well. No ice-maker. Nice electric stove and the way the kitchen is set up, there is plenty of room for your blender, Keurig, toaster oven, what have you. Parking is flexible on property but easy for one car (or two) - use the non-concrete driveway next to home. Outbuildings with the exception of "laundry" (a small portable building, wired and with storage) will be retained for owners use. Tenant will pay their own City of Cottonwood Shores Electricity with the Pedernales Electric Coop. Also, Water/Trash/Sewer and that will be approximately $135/month, depending on your usage. For account initiation, expect small 'set up' fees. Refundable Security Deposit is $750. The property is leased as "NO PET ALLOWED." THAT SAID, I MAY approve a small dog or cat. Only permissible with a non-refundable pet deposit ($400) Note: if damage occurs, you fix it! The $400 will pay oversight & trip charges to see the "fix" being managed. Applicant's gross income or capability to pay rent must meet the expectations of owner. Past rental history will be shared. If you have been a renter, Applicant must deliver phone #'s and receive positive references from previous landlords for the past 4 years. Applicant's credit score must be evaluated, and at least 695. No evictions. A background check will be conducted on all applicants. There are conditions under Texas law that allow Landlord to refuse the home. I'm looking for a "right fit" for my home. Mowing and general upkeep of the property is a part of the rental agreement. The lot is small, and a lawnmower will be provided. Housing is not guaranteed without a full vetting of tenant.
