LEASE DURATION: 12-month lease. Start date negotiable. Month-to-month available after initial term with 30-day written notice from either party. RENT: $4,200/month due on the 1st of each month. 5-day grace period. Late fee of $50/day after the 5th, not to exceed 3% of monthly rent per Seattle Municipal Code. SECURITY DEPOSIT: $4,200 (one month's rent), fully refundable per Washington State law (RCW 59.18). Returned within 21 days of move-out with itemized statement. UTILITIES: Tenant responsible for all utilities including gas, electric, water, sewer, trash, and internet. Owner pays no utilities. PETS: Pets allowed with prior written approval. No monthly pet rent. Assistance animals welcome! SMOKING: No smoking, vaping, or cannabis use anywhere on the property including interior, garage, and all outdoor areas. PARKING: One attached garage space and driveway included. No commercial vehicles, RVs, or inoperable vehicles on premises. MAINTENANCE: Tenant responsible for lawn care, snow/ice removal from walkways, and interior cleanliness. Owner responsible for major systems and structural repairs. Tenant must report maintenance issues within 48 hours of discovery. ALTERATIONS: No modifications, painting, or structural changes without prior written consent from owner. SUBLETTING: No subletting or short-term rentals (Airbnb/VRBO) permitted without written owner approval. ENTRY: Owner/manager will provide minimum 24-hour written notice before entry except in emergencies, per Washington State law RCW 59.18.150. RENTERS INSURANCE: Tenant strongly encouraged to maintain renters insurance with minimum $100,000 liability coverage. Proof of insurance may be requested. NOISE/NUISANCE: Tenant agrees to comply with Seattle noise ordinances. Quiet hours 10pm-8am. No excessive noise, illegal activity, or conduct that disturbs neighbors. GARBAGE: Tenant responsible for placing garbage/recycling/compost bins at curb on collection days and returning bins same day per City of Seattle requirements. LEASE RENEWAL: Owner will provide 60-day notice of any rent increase or non-renewal. Any rent increase subject to applicable Seattle regulations. MOVE-OUT: Tenant must provide 20-day written notice minimum before vacating per Washington State law. Property must be returned in same condition as received, normal wear and tear excepted.
