Applicant Information & Lease Terms Thank you for your interest in renting this home. To ensure a positive experience for both landlord and tenant, please review the following information before applying. Lease Term Preferred lease term is 12 months. Longer lease terms may be considered. Renewal options are subject to mutual agreement. Smoking Policy This is a non-smoking property. Smoking, vaping, or the use of any tobacco, cannabis, or similar products is prohibited inside the home, garage, patios, balconies, and any enclosed areas. Parking Garage and driveway parking are included. Street parking is subject to local regulations and HOA restrictions. Commercial vehicles, trailers, boats, RVs, or inoperable vehicles may not be stored on the property unless expressly permitted by the HOA. Pet Policy Pets may be considered on a case-by-case basis with landlord approval. Additional pet deposit and/or monthly pet rent may apply. Breed, size, and quantity restrictions may apply. Tenants are responsible for any damage caused by pets and must comply with all HOA pet rules. Tenant Responsibilities Tenant agrees to: Keep the home clean and in good condition. Promptly report any maintenance concerns or repairs. Replace HVAC air filters regularly (recommended every 30 60 days). Replace light bulbs, smoke detector batteries (when applicable), and other routine consumables. Maintain patios, balconies, and any exclusive-use outdoor areas in a neat condition. Comply with all HOA rules, regulations, and community standards. Be responsible for all utilities unless otherwise specified in the lease. Applicant Qualifications Applicants should generally meet the following criteria: Gross household income of at least three (3) times the monthly rent. Preferred minimum credit score of 680 (applications with lower scores may be considered based on overall financial strength and rental history). Verifiable employment and income. Positive rental history with no recent evictions. Background screening and credit check required for all applicants age 18 and older.
