Lease terms: Fixed 30-day term, January 1 to January 31, 2027. This is an event-window booking and does not convert to month-to-month. The unit is reserved from January 1 regardless of your arrival date. Flexible late checkout: Production and media teams needing pack-out time can extend checkout into early February at a prorated daily rate. Just ask when you inquire. Utilities: All utilities included in the monthly rate: electric, gas, water, trash, and gigabit fiber internet (Longmont NextLight). No separate utility bills. The rate shown is the total monthly price. Security deposit: $8,900 (one month's rent). Refundable, returned within 30 days of move-out per Colorado law, less any documented damage beyond normal wear and tear. Screening: I accept Portable Tenant Screening Reports. If you provide a valid PTSR less than 60 days old from a consumer reporting agency, I am prohibited from charging you any application or screening fee. Policies: No smoking of any kind, including cannabis and vaping, whether inside, in the garage, or on the patio. No grilling at the unit. HOA rules prohibit charcoal and, in practice, propane. No EV charging at the unit. The garage electrical cannot support it under HOA rules, so public chargers only. Parking: private garage plus driveway fit two vehicles. Additional vehicles use city street parking. Quiet hours are 10 PM to 7 AM. Renters insurance required. Pets: one small dog under 40 lbs considered on request, subject to pet deposit and pet rent. No cats. Sleeps 4.
