Lease terms

Lease Duration: Minimum 12-month lease required. Longer-term leases may be considered upon request. Rent Payment: Monthly rent is due on the 1st of each month. Late fees may apply for payments received after a specified grace period. Security Deposit: A security deposit equivalent to one month's rent (or as required by local law) is due prior to move-in and is refundable subject to property condition and lease compliance. Utilities: Tenant is responsible for all utilities, including but not limited to electricity, gas, water, sewer, trash, internet, and cable services. Pool Service: Landlord will provide and cover the cost of weekly professional pool cleaning and maintenance. Tenant agrees to allow access for scheduled service. Maintenance & Repairs: Tenant is responsible for maintaining the property in clean and good condition. Minor maintenance (e.g., light bulbs, filters) is tenant's responsibility. Landlord will handle major repairs not caused by tenant negligence. Landscaping: Tenant is responsible for all landscaping upkeep, including regular maintenance, watering, and general yard care. Pets: Pets are allowed with an additional pet deposit and monthly pet fee. Breed or size restrictions may apply. Smoking: No smoking allowed inside the property. Occupancy: Maximum occupancy limits apply in accordance with local regulations. Alterations: No alterations or modifications to the property without prior written consent from landlord. Subletting: Subleasing or short-term rentals (e.g., Airbnb) are not permitted without written approval. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term. Parking: Parking is included with the lease. Entry & Inspection: Landlord may enter the property with proper notice as required by law for inspections, repairs, or showings.
