Lease terms

A **one-time security deposit equal to one month's rent** is due with the first month's rent at move-in. After move-in, the monthly payment will consist of **rent plus utilities**. All utilities are the tenant's responsibility, including establishing service accounts in the tenant's name. The landlord is responsible for repairs and maintenance necessary to keep the property in a safe and habitable condition, including major repairs to the home's structural components, plumbing, electrical, heating, and other building systems, as required by applicable Missouri law. Tenants must promptly notify the landlord of any maintenance issue that may affect the safety or habitability of the property.
