LEASE SUMMARY Residential Rental Agreement Highlights Monthly Rent $2,100/month, due on the 1st of each month. Move-In Costs First and last month's rent are due at lease signing, along with a $1,000 security deposit. Lease Term & Renewal Standard 12-month lease. This lease will automatically renew for an additional 12-month term at the end of each lease period unless the Tenant provides written notice of non-renewal to the Landlord at least 60 days prior to the lease expiration date. Tenant is responsible for establishing and paying all utilities in their name (electric, gas, internet, trash, etc.). Water and sewer are paid by the owner. Maintenance & Repairs Landlord is responsible for maintaining the building property. Tenant is responsible for damages resulting from their own negligence or misuse, and must promptly report any needed repairs in writing. Lawn maintenance is the responsibility of the tenant. Renter's Insurance Tenant is required to maintain active renter's insurance with a minimum of $100,000 in personal liability coverage throughout the lease term. Proof of coverage must be provided prior to move-in and upon renewal. No Smoking Policy Smoking of any kind including tobacco, cannabis, and e-cigarettes is strictly prohibited inside the property and within a reasonable distance of all entryways, in accordance with the lease terms. Pet Policy No pets are permitted without prior written approval from the landlord. Approved pets require a separate pet deposit (amount determined at landlord's discretion).
