The first applicant to submit a complete application and meet all criteria will be offered the lease. * Property Tour Prerequisite: Applications submitted via Zillow are considered incomplete and will not be placed in the chronological processing queue until all adult applicants have completed a physical or live-interactive virtual tour of the home. * Portable Screening Reports: In accordance with WA state law, this property does accept comprehensive reusable tenant screening reports provided by Zillow. *Income Minimum: Gross monthly household income must be at least 3.0x the monthly rent. Income from alternative sources, subsidies, or vouchers is accepted. *Credit Standard: Minimum credit score of 700. Scores between 600-699 may be conditionally approved with a qualified co-signer. No open bankruptcies or housing collections. * Rental History: No evictions within the last 3 years. * Fair Chance Housing Notice: Landlord does not require disclosure of, screen for, or consider criminal history, except for local/national sex offender registries evaluated via individualized assessment (SMC 14.09). Accommodations & Installments: Applicants may request additional time to complete the application for a disability or language translation need. *Tenants may elect to pay the security deposit, non-refundable move-in fees, and/or last month's rent in equal monthly installments per city code. *Lease Deadline: Approved applicants have 48 hours to sign the lease and pay the initial holding deposit before the application is deemed abandoned.
