Lease terms

The leased premises is a condominium unit comprising 3 bedrooms, 2.5 bathrooms, features such as parking, back patio and front porch located at 6322 commons drive Unit 26 Indianapolis, IN 46254. This unit is suitable for use as a personal, single-family residence use. The landlord is responsible for major repairs (heating, plumbing, structure). The lease term begins on November 1, 2025 or the day the lease was signed whichever comes first and ends a year later. Renewal will require a signed amendment. Month-to-month options may be available on expiration unless otherwise agreed. Tenant agrees to pay $1400 per month, due on the 1st of each month, via Avail property website or check or Zelle. A security deposit of $1700 must be paid before move-in, refundable minus any damages within 45 days after move-out per Indiana law. Only the individuals listed on the lease may reside at the property unless approved in writing by landlord: Tenant must maintain the property in good condition and promptly report any issues with an email or on Avail property website. Utilities are water, light, gas and internet are to be paid by tenants. No smoking is allowed inside the unit. Pets allowed with $100 per month payments. No subletting unless agreed in writing. Guests may not stay more than 14 days without prior written consent and whiling staying tenant is responsible for any damage the guest may cause. Lease may be terminated by either party after a year lease unless otherwise with 60 days notice if allowed per terms of agreement. Once the lease is terminated the tenant has 3 days to park their personal belongings and leave the premises (the condominium).
