Exclusion of Landlord Liability: Tenant acknowledges that Landlord's property insurance does not cover the Tenant's personal belongings, electronics, furniture, or liability for accidents occurring inside the Premises. 6. USE OF PREMISES & OCCUPANCY Permitted Use: The Premises shall be used strictly as a private residential dwelling for the sole occupancy of the named Tenants. MAINTENANCE, REPAIRS, & ALTERATIONS Tenant Maintenance: Tenant shall keep the Premises clean, sanitary, and in good condition. Tenant is responsible for minor maintenance, such as replacing lightbulbs and keeping smoke detector batteries active. Reporting Damages: Tenant must immediately report any damage, malfunction, or hazardous condition (such as water leaks or structural issues) to the Landlord. Alterations: Tenant shall not make any alterations, painting, or structural changes to the Premises without prior written permission from the Landlord. 9. ENTRY BY LANDLORD Notice Period: Landlord or Landlord's agents shall have the right to enter the Premises for inspection, repairs, maintenance, or showing the property. Except in cases of emergency or urgent repairs, Landlord will provide Tenant with at least 24 hours' notice prior to entry. 10. SMOKING POLICY Smoking Restriction: This is a strictly non-smoking property. Smoking, vaping, or burning of any tobacco, cannabis, or other substances is prohibited inside the Premises, including any common areas, balconies, or patios. 11. DEFAULT & TERMINATION Default: If Tenant fails to pay rent when due, violates renter's insurance requirements, violates any material term of this Lease, or abandons the Premises, Landlord may issue a written notice of default and pursue legal eviction remedies as provided by Chicago and Illinois law. Governing Law: This Lease shall be governed, construed, and enforced in accordance with the laws of the State of Illinois and any municipal ordinances of the City of Chicago (including the Chicago Residential Landlord and Tenant Ordinance, if applicable).
