RENT BY OWNER: Property ready to move in MAY 15, 2026. Tenant shall be responsible for all utilities, including but not limited to electricity, water, trash, and internet, as well as routine lawn care and general upkeep of the property. Rent is due on the first (1st) of each month. A late fee of $100 will be applied if rent is not received within five (5) days, plus $25 per day thereafter until paid. Tenant is responsible for replacing minor items such as light bulbs and air filters and must promptly report any maintenance issues; Owner will be responsible for major repairs unless damage is caused by Tenant negligence or misuse. No alterations, including painting or installation of fixtures, may be made without prior written consent from Owner. Tenant agrees to comply with all HOA rules and regulations; Owner will cover quarterly HOA dues, but Tenant shall be responsible for any fines or fees resulting from violations. Tenant shall maintain the property in clean condition and return it in the same condition upon move-out, normal wear and tear excepted, and may be required to provide professional cleaning and/or carpet cleaning. Owner reserves the right to enter the property with reasonable notice, typically 24 hours, for inspection or repairs, except in cases of emergency. Smoking is not permitted anywhere on the property, and parking shall comply with all HOA and property rules. Tenant agrees to follow all seasonal maintenance requirements, including but not limited to freeze preparation and proper lawn watering. In the event of early termination, Tenant must provide sixty (60) days' written notice and will be responsible for a fee of $3,500 or continued rent until the property is re-leased, whichever occurs first. Any violation of the lease terms, including nonpayment of rent, may result in default and termination of the lease in accordance with Texas law. Lease terms shall be a minimum of twelve (12), fifteen (15), or eighteen (18) months. Property may be subject to periodic inspection during the lease term with proper notice. If Tenant causes damage to major systems or appliances, including HVAC, plumbing, or electrical systems, Tenant shall be responsible for the cost of repairs. **If pets are permitted on the property, Tenant shall be fully responsible for any damage caused by pets. Any pet deposit paid is intended to cover minor wear and tear only and shall not limit Tenant's financial responsibility for any damage beyond normal wear and tear.**.
