Lease terms
Each tenant signs an individual room lease for their assigned bedroom. Rent is $700 per month for an unfurnished room. A parent co-signer may be used in lieu of a security deposit; otherwise, a $700 security deposit is required. Utilities (electricity, water, sewer, and trash) are included up to a combined household total of $300 per month. Any utility costs exceeding $300 will be divided equally among all tenants. Internet service is not included. Pets are welcome with current veterinary records, a $100 pet deposit, and $50 monthly pet rent per pet. Guests may stay overnight for up to 7 consecutive days. Additional occupants require landlord approval and written agreement from all current tenants. Tenants share responsibility for maintaining common areas and yard care, including mowing and weed trimming. A lawn mower and weed eater are provided. Renter's insurance is required. A move-out inspection will be conducted on the tenant's final day of occupancy.
