What Renters Should Know Lease Terms & Requirements The Riviera Sunset is available for lease on a 30-day minimum basis, with preferred lease terms of 6 to 12 months for qualified tenants. Here is everything you need to know before applying. Lease Terms A formal lease agreement is required for all tenants and will be executed prior to move-in. Preferred lease lengths are 6 months and 12 months, with month-to-month arrangements considered on a case-by-case basis following the completion of an initial minimum 30-day term. All lease terms, renewal options, and any special arrangements will be clearly outlined in the agreement prior to signing. Rent & Payment Monthly rent is due on the 1st of each month. A grace period of 5 days applies, after which a late fee will be assessed. Accepted payment methods include ACH bank transfer, Zelle, and certified funds. All payments must be made through the approved payment method outlined in the lease agreement. Security Deposit A security deposit equal to one month's rent is required at the time of lease signing and is due in full prior to receiving access to the property. The security deposit is held in accordance with Texas Property Code and will be returned within 30 days of move-out, less any documented deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees if the property is not returned in the condition it was received. Application & Qualification Requirements All prospective tenants 18 years of age and older who will reside in the property are required to submit a rental application. Qualification criteria include the following: Verifiable monthly gross income of at least 3x the monthly rent Credit check minimum score requirements apply Background check criminal history will be reviewed Rental history verification references from prior landlords may be requested Valid government-issued photo ID required for all adult applicants Applications are processed in the order they are received. Approval is not guaranteed and is subject to satisfactory completion of all screening criteria. Utilities & Services Landlord is responsible for all utilities associated with the property during their lease term, including electricity, gas, water, sewer, trash, and internet service. The property is pre-wired for high-speed internet and is located in a service area covered by multiple ISP options. If water or electrical exceed normal use tenant will be assessed the costs in rent. Pets Pets are considered on a case-by-case basis with prior written approval from the owner. Where approved, a non-refundable pet fee and/or an additional pet deposit will apply. Weight limits and breed restrictions may apply. Unauthorized pets are a violation of the lease agreement and will be subject to the remedies outlined therein. All pets must be housebroken, and any damage caused by pets will be deducted from the security deposit. No Smoking The Riviera Sunset is a strictly non-smoking property. Smoking of any kind including cigarettes, cigars, vaping, and cannabis is prohibited inside the home and within any enclosed outdoor structure on the property. Violations will result in remediation costs charged to the tenant. Maintenance & Property Care Tenants are expected to maintain the property in clean, orderly condition throughout the lease term. Tenants are responsible for notifying the owner promptly of any maintenance issues. Routine landscaping is the responsibility of the Landlord unless otherwise agreed in writing. The owner reserves the right to conduct periodic property inspections with proper advance notice as required under Texas law (typically 24 hours). Move-In & Move-Out Move-in is available following execution of the lease agreement, receipt of the full security deposit and first month's rent, and completion of a move-in walkthrough and condition inspection. A move-in condition report will be signed by both parties at the time of possession. Move-out requires a 30-day written notice prior to the end of the lease term. A move-out walkthrough will be scheduled within 72 hours of the tenant's departure to document the condition of the property. Subletting Subletting, short-term rental activity, and assignment of the lease to any third party are strictly prohibited without prior written consent from the owner. The property may not be listed or advertised on any short-term rental platform during the lease term.
