Lease terms

Month to month $3,000/$3000 Deposit, 9 month (Student Lease) $2800/$2800 deposit, 12-Month Standard Lease $2300/$2300 Deposit. 12-month leases preferred. Renewal options available based on performance and property condition. Monthly rent is due on the 1st of each month. Online payments accepted. Late fee of 10% applies after 5 day grace period. One month's rent standard deposit, partially refundable at owner discretion depending on condition of unit at move-out. No pets permitted. Landlord handles major Systems: HVAC plumbing, electrical, and appliances. Tenant responsible for: Basic upkeep (changing filters, light bulbs) Keeping yard tidy (basic mowing service included by landlord) and reporting issues promptly. No unauthorized alterations (Painting, mounting TVs to wall without approval, etc). No smoking or Vaping inside the home. Outdoor smoking permitted if waste is disposed of properly. Absolutely no drugs of any kind. Parking only in driveway at back of residence. Quiet hours are 9pm to 8am daily. Occupancy limits Up to 2 people per bedroom (all residents must be on the lease) No subleasing or Airbnb etc, allowed. Entry/inspections- 24 hour notice for non-emergency entry. Emergency access allowed if needed. Semi-annual maintenance checks. Utilities- Tenant pays Electric,Internet. Landlord pays Water sewer trash and basic lawn care. All applicants must maintain renters insurance and furnish a copy to the landlord. Application requirements- 3x monthly rent (household or guarantor), credit check, background check (all applicants), rental history verification, guarantors accepted. Any willful violations of lease terms are subject to disciplinary action at the sole discretion of the owner up to and including eviction.
