Owner pays all utilities. If tenant would like to use the hot tub, they will be responsible for the cost of maintenance (professional comes to service it). If not, we can drain it. No smoking of any kind inside the property. Pets are allowed but they need to be approved and pet fee paid and there is a max of 2 pets. Tenant is responsible for any damage caused by pets. In lieu of deposit, a $350 flat fee is paid at move in which covers both the move out clean and a $2,500 damage waiver. This waiver pays for accidental damage. Intentional or malicious damage is not covered by the waiver but you don't need to worry if you accidentally break something or stain a rug or piece of furniture.
