Lease terms

LEASE TERMS: 12-month lease. Tenant pays electric and water. Property is wired for internet service. Refundable security deposit due at lease signing. No smoking inside the home. Pets: No pets permitted. Reasonable accommodation requests will be considered in accordance with applicable fair housing law. Occupancy: Maximum of two residents. All residents age 18 or older must complete an application and screening. APPLICATION AND SCREENING: To avoid unnecessary application fees, please review the general screening guidelines below before requesting a tour or submitting an application. All occupants 18 years or older must submit a separate application and complete screening. Household gross monthly income should generally equal at least 3x the monthly rent. Applicants must provide two recent pay stubs and/or other appropriate documentation sufficient to verify qualifying income. Applicants should demonstrate a history of timely payment of rent or mortgage obligations and compliance with leases. Credit history is evaluated using Zillow's application screening service. Background screening will be conducted in accordance with applicable law. Applicants who do not fully meet these guidelines may still be considered but may require additional deposit or a qualified guarantor, as appropriate. TOUR REQUESTS: Prospective applicants requesting a tour may be asked to confirm that they have reviewed the screening criteria and believe they meet them before a showing is scheduled. PLEASE NOTE: Incomplete applications or applications submitted without required documentation may not be processed. Applications are reviewed once complete and in the order received. Submitting an application does not guarantee approval or that the property will remain available. For safety and security reasons, tours are typically scheduled after a brief pre-screening message confirming household size, income qualification, and intended move-in date.
