I lived in Oakland twice in the past while working at Pitt - which meant walking 20 minutes to Pitt from within Oakland, through rain, snow and heat. It is much better to live here and spend 10 minutes on an uncrowded bus with air-conditioning and heat. Students and young professionals from all over the world have lived here. You can watch the fireworks at the nearby baseball field in the summer or the trees changing color in the ravine in the Fall. You can walk to the Greenfield Giant Eagle on Murray Ave for groceries or take a bus to the Waterfront for groceries and general shopping. The Waterfront is also easy and quick to get to, by bus or car, about 10-15 minutes. This is not a party town - it is quiet at night, so if you're looking for a short walk to frat parties or night clubs, you can drive, take a quick bus or an Uber. Oakland is still very close, only about 10 minutes away by car. But no parties here, this is a quiet house. CLEANING: Cleaning up after yourself in the kitchen is important, all dirty dishes go in the dishwasher. Clean the stove and countertops immediately after use. I check the upstairs once a month or so to make sure the bathroom is cleaned regularly to keep surfaces from staining. SHARED SPACES: Dining room and small eat-in kitchen with small table and lots of natural light. All-new stainless-steel appliances. New brick patio outside has just been remodeled and has a table and comfortable chairs for relaxing. Grill available for grilling whatever you like. A new six drawer dresser is also included. WORKOUT SPACE in BASEMENT: Power Rack and bench with weights in the finished basement, in case you're into heavy lifting and other workouts. WALKING DISTANCES -14 minute walk to Greenfield Giant Eagle (newly expanded, nice selection). -3 minute walk from Hough's bar and Restaurant on main street of Greenfield. -38 minute walk to CMU via Panther Hollow Road (40 min via Forbes). CMU shuttle that stops a 2 minute walk from the house. -50 minute walk to Pitt, UPMC in Oakland via the scenic junction hollow trail. Leaves change color in the fall, so this is recommended if you like to walk. -Squirrel Hill is just across the Greenfield Bridge, about 10min walk from house. -Walking home through Schenley Park is awesome in summer. I am quiet, but can occasionally carry on a conversation if you are in the mood, but I'm not obtrusive. I am open-minded to people from different backgrounds. English is my first language, but I work with many scientists from many different countries and have no difficulty with accents. THE HOME IS WELL-MAINTAINED Unlike typical rentals in Pittsburgh, in noisy buildings with infestations, there will be no worries about an owner who ignores fixing the toilet, clothes washer or heating, etc. I never have cockroaches either, as with many large building complexes. YOUR HALF OF UTILITIES: The rent is $750 per month. Your half of gas, water and electric will probably be a yearly average of $200 per month, plus $36 for your half of internet service. So I would budget an average of $250 per month. But it will be higher in winter and summer, and lower in spring and fall, as the cost of heating and air conditioning changes. I will send you the statements for each utility by email. DUE AT SIGNING: First month, the last month, and security deposit will be paid up front. This would total two months ($1,500), plus a $1,000 security deposit, paid at signing ($2,500). I never had to keep or deduct from the security deposit, in all the years I've been renting, since 2015. A credit and background check (up to $35 non-refundable) might be required. I will need to see recent proof of income and an official photo ID before signing. I would recommend bringing your checkbook with you if you are ready to decide, as it doesn't take long for this space to be filled. Ideal location and setting for commute to Oakland, CMU or Pitt. 58 Greenfield bus at the end of the street is very on time, uncrowded and comfortable, unlike other bus lines in Pittsburgh. Shuttle to CMU is the same. Quiet, Clean House, second floor is all yours, You have a Master Bedroom, Full Bath, and an Office with Walk-in Closet. Shared Kitchen. If you have a car, you can use the detached garage or on-street parking. New Greenfield bridge just opened with a new bike path to Oakland. About me - I am very quiet, usually studying or working, and we are mostly living on different floors, so we might encounter each other about once a week - so it really is like living here alone. However, if you're in a social mood, I am friendly and can carry on a conversation. You will definitely have plenty of peace and privacy here, in any case. I work in the scientific community and I'm good with understanding accents and people from different backgrounds. Either way, I am happy to help if you need guidance navigating life in Pittsburgh etc. Lease is from August 1st 2023 to July 31st 2024.
