Lease terms

Monthly rent is $1,650 with a minimum 12-month lease term. Security deposit is $1,650, with $500 due upon approval and applied toward the security deposit; remaining balance due prior to move-in. $50 application fee per applicant. Approved applicants are responsible for a one-time $75 administrative fee. Tenant is responsible for all utilities, including water, gas, and electric. No HOA fees. Tenant is responsible for routine exterior upkeep, including lawn care, maintaining the yard, and keeping gutters free of debris. Tenant must maintain the property in a clean and good condition and follow all lease terms. Property is non-smoking. Cats and small dogs (up to 2 of either) permitted with a $250 non-refundable pet fee and $25/month pet rent per animal. Applicants should have a 680+ credit score, verifiable income, and positive rental history.
