Lease terms

All adults 18 year and older must submit separate applications. Application fee is $45 per applicant. Minimum 6 month lease required. Security deposit determined after application is submitted and credit/background check completed. Minimum deposit is equivalent to 1 months rent for tier 1 credit and approved applications. Owner pays for landscaping, water, gas, electricity, trash, sewer, and will provide tenant with nearby wifi network name and password. Property is no smoking. No pets. Square footage is an estimate and applicants are encouraged to verify square footage. Street parking only. Approval is based on a holistic model that takes into account the applicant's credit score, income amount, income history, landlord references, savings, historical bank balances, rental history, and move-in date availability. Generally, a combined gross (before tax) monthly income of $6,980 and credit scores above 680 are preferred, but credit and income are not the only factors we take into consideration.
