Lease terms

I, the owner, will cover water costs and landscaping. An additional fee for electrical costs in full will be billed per month. I try to keep an eco-conscious property being conscious of how much energy we use as well as water, so ask all tenants to agree to this upon lease signing. The home comes fully furnished and a security deposit, equal to 1 month's rent, will be taken in addition to additional fees for any furniture items or household items damaged during tenants stay (outside normal wear and tear). The lease will be month to month with an option then to extend out longer upon discussion. rent will be due the 1st of the month and can be electronically sent to me. This is a non smoking/ drug free property. No pets Request for no shoes on rugs. Cleaning service is available to renters who want to keep up with maintenance of inside the home for a $200 per clean which can be arranged through me. This is a quiet area so no loud music or parties unless approved by me. There is an abundance of parking as the property is very large and designated areas will be discussed at lease signing. There is a secondary dwelling/rental property not attached to this home but close by on the property that will also be rented. the property is meant to remain a more communal space with respecting designated private spaces for each dwelling.
