Terms at 6244 Bodacious Cir

1. Lease Term The property is available to be rented starting on or after July 1, 2026, and continue for a period of 12 months. Upon expiration of the initial term, this lease shall automatically convert to a month-to-month tenancy under the same terms and conditions unless terminated by either party with proper written notice in accordance with Colorado law. 2. Rent Monthly rent shall be $3,100, due on the 1st day of each month. Payment shall be made by bank transfer, check, or other approved method. 3. Late Fees Rent is considered late if not received within seven (7) calendar days after the due date. A late fee shall be assessed in the amount of the greater of $50 or five percent (5%) of the monthly rent, in compliance with Colorado law. Late fees shall be assessed only once per rental period. 4. Returned Payments (NSF) A fee of $25 shall be charged for any returned payment due to insufficient funds, in addition to any applicable late fees. 5. Security Deposit The security deposit shall be used to cover unpaid rent, damages beyond normal wear and tear, and necessary cleaning to restore the property. The deposit, minus lawful deductions, shall be returned within sixty (60) days after tenant vacates, along with an itemized written statement. 6. Occupancy Only individuals listed and approved in writing may reside at the property. Additional occupants require written landlord approval. 8. Pets and Animals Pets are permitted only with prior written approval. Maximum of three (3) animals Allowed: dogs, cats, and small domestic animals (at landlord discretion) If approved, tenant agrees to: Pay $25/month per pet Maintain control of animals at all times Prevent noise, damage, or nuisance Comply with all vaccination and licensing laws Clean up all pet waste Tenant is fully responsible for any damage caused by animals. Landlord may revoke approval if an animal becomes a nuisance or safety concern. Assistance Animals Assistance animals (including service and emotional support animals) are not considered pets and are allowed in accordance with fair housing laws. No pet rent, fees, or deposits shall be charged for assistance animals. 9. Maintenance and Repairs Tenant responsibilities: Light bulbs Monthly HVAC filter replacement Lawn care and general upkeep Promptly reporting maintenance issues Landlord responsibilities: Major repairs (plumbing, electrical, HVAC) Repairs not caused by tenant negligence Annual sprinkler winterization Failure to report issues may result in tenant liability. All maintenance requests must be submitted in writing. 10. Alterations Tenant shall not make any alterations, including painting, fixtures, or landscaping changes, without prior written consent. 11. Smoking Smoking is prohibited inside the home and garage. Outdoor smoking is permitted only in designated areas and must not create damage or nuisance. 12. Entry by Landlord Landlord may enter the property with at least 24 hours' notice for inspections, repairs, or showings. Emergency entry without notice is permitted when necessary to protect property or occupants. 13. Insurance Tenant must maintain renters insurance with a minimum of $100,000 liability coverage and provide proof prior to move-in. 14. Default and Legal Compliance Failure to pay rent or violation of lease terms shall be handled in accordance with Colorado law. Landlord may pursue legal remedies, including eviction, only after providing required notice and following proper legal procedures. 15. Early Termination Tenant may request early termination with written notice. Terms, fees, or conditions may apply unless otherwise required by law. Termination under the Servicemembers Civil Relief Act (SCRA) shall be honored without penalty. 16. Abandonment If the property appears abandoned, landlord shall proceed in accordance with Colorado law and shall not retake possession except as legally permitted. 17. HOA Compliance Tenant agrees to comply with all HOA rules and regulations. Violations may be considered a lease violation. 18. Condition of Property Tenant agrees to return the property in substantially the same condition as move-in, excluding normal wear and tear. 19. Mold and Moisture Tenant must promptly report any leaks, moisture issues, or mold. Failure to report may result in tenant liability for damages. 20. Joint and Several Liability If multiple tenants occupy the property, each tenant is jointly and severally liable for all lease obligations. 21. Notices All notices must be in writing and delivered by hand, certified mail, or agreed electronic communication. 22. Non-Waiver Failure by landlord to enforce any provision shall not waive future enforcement. 23. Attorney Fees The prevailing party in any legal dispute may recover reasonable attorney fees and court costs, as permitted by law.
