Lease terms

Tenant must agree to a minimum lease term of one year. Utilities Tenant is responsible for paying all utilities, including but not limited to electricity, water, gas, trash, internet, and any other services used at the property. Non-Smoking Property The property is strictly non-smoking. Smoking is not permitted inside the home, garage, or any enclosed areas of the property. Lawn Care Lawn care is included in the monthly rent charge and will be handled by the landlord or landlord's designated service provider. Move-In Payment Requirements Prior to move-in, tenant must pay: First month's rent One month's security deposit Applicable pet fee, if pets are approved Pets Pets may be allowed with prior approval. Any approved pet requires payment of the applicable pet fee before move-in. Rent Payment Monthly rent is due on the agreed-upon due date stated in the lease agreement. Property Use The property is to be used as a residential home only and may not be used for business, subleasing, or short-term rental purposes without written approval. Tenant Responsibilities Tenant is responsible for keeping the home clean, reporting maintenance issues promptly, and avoiding damage beyond normal wear and tear. Lease Agreement Required All terms are subject to a signed written lease agreement between landlord and tenant.
