Note: currently tenant occupied and move-out date can change. Looking for responsible renters! Rental Application Requirements: -Tenant pays all utilities -12 month minimum lease -700 credit score+, no-eviction history -Security Deposit $3,146 refundable + $250 non-refundable cleaning fee -Administrative fee $50 non-refundable -First month's rent + security deposit + fees due at signing -Renter's insurance required -3x rent employment income verification -Smoking or vaping anything (including tobacco and cannabis) is prohibited. -The house's septic tank and pump cannot accept foreign objects except thin, fast-dissolving bath tissues. Commercial "flushable" wipes do cause plumbing problems. Tenants must use strainers in all drains. Tenants are responsible for cost of service for plumbing issues caused by foreign objects (e.g. due to but not limited to hair, feminine hygiene products, wipes, paper towels, condoms, grease), which MUST ALL go in the garbage. Tenant must express written compliance on this requirement in their application. -Credit reports via a third-party Consumer Reporting Agency -Personal references (2+) -Verification of employment and/or income (or rental subsidy) amounts -Public records regarding civil court records -Proper picture ID for all adults -Recent 3 paystubs from verifiable employer OR tax return copies for self-employed applicants (past two years) -Verifiable residence history from prior landlords required within the past five years -Two or more favorable rental history/landlord references must be received. -Your application will not be considered complete until all requested information has been provided by ALL adult applicants. -Will not accept reusable tenant screening reports.
