Lease terms

Lease Term: Initial lease term is one (1) year. Upon expiration of the initial lease term, the lease will automatically convert to a month-to-month tenancy unless otherwise agreed to in writing by both parties. Rent & Security Deposit: Prorated first month's rent (if applicable) and the full security deposit are due at the time the lease is signed. Possession of the property will not be granted until all required funds have been received. Utilities: Tenant is responsible for all electric service and gas service (where applicable). Any utilities not specifically assigned to the tenant shall remain the responsibility of the landlord. Appliances: Tenant is responsible for supplying their own appliances. No appliances are provided by the landlord unless specifically stated in writing. Furnishings: This rental unit is unfurnished. Pets: No pets are permitted on the property unless prior written authorization is provided by the landlord. Smoking: Smoking and vaping are prohibited inside the dwelling and anywhere on the property. Lawn Maintenance: Tenant is responsible for maintaining the lawn, including regularly mowing the grass and keeping the yard in compliance with all applicable City of High Point ordinances and property maintenance requirements.
