Lease terms

One-year lease. Tenant responsible for all utilities. Refrigerator included in rent. Washer/dryer hook-ups. Monthly Dog Fee: $50 (one small dog only - 50lbs max). Cats and other animals not permitted. QUALIFICATION STANDARDS Applicants who do not meet minimum screening standards will not be approved: *Applicants must exhibit a responsible financial life. At least one applicant must have a minimum credit score of 640. No exceptions. *Applicants must have valid photo IDs and valid Social Security Numbers. *Applicants monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverified income will not be considered. *Proof of income: employment - must provide last three paystubs. If self-employed - copy of your tax returns from the previous two years. *Bank Statements: All applicants must provide personal bank statements from the past three months. If self employed, prior six months personal bank statements. *Applicants must receive in writing, positive reference from previous landlord. Rental reference will be verified. Rental history up to 36 months of residency will be reviewed. *Applicants must not have any previous evictions or unpaid judgements, dated 5 years back. *A background check will be conducted on all applicants 18 and over. *All applicants must be non-smokers.
