Lease terms

Owner pays for water and landscaping. Tenant is responsible for gas and electric. Absolutely no smoking or vaping. Internet service is available through Xfinity or AT&T Fiber. One garage parking space is available for an additional $125 per month. Coin-operated laundry ($1 per load) and additional storage are available in the basement. Pet Policy * One small dog is permitted with landlord approval. * A $500 refundable pet deposit is due prior to move-in. * The pet deposit may be used to cover damage caused by the dog beyond normal wear and tear. Any unused portion will be refunded in accordance with the lease and applicable law. * The dog must be well-behaved and comply with all local licensing and vaccination requirements. * Tenants are responsible for any damage caused by their dog. * Assistance animals are not considered pets and are accommodated in accordance with applicable fair housing laws. Rental Qualifications To ensure a fair and consistent application process, all applicants will be evaluated using the following criteria: * Household gross monthly income of at least 3x the monthly rent (all lawful sources of income are considered). * All applicants age 18 or older must complete an application and authorize credit, background, eviction, and rental history screenings. * Preferred credit score of 700 or higher. Applicants with lower scores may still be considered based on overall credit history, income, rental history, and other qualifying factors. * No history of unpaid rent or collections owed to previous landlords. * Positive references from previous landlords. * Verifiable employment or other verifiable lawful source of income. * Ability to pay all required move-in funds before lease signing. * Renters insurance with a minimum of $100,000 in personal liability coverage is required before move-in and must be maintained throughout the lease. * Maximum occupancy will comply with applicable laws. This property complies with all applicable Fair Housing laws. All applicants are evaluated using the same criteria without regard to any protected characteristic or lawful source of income.
