Lease terms

Lease Term: 12-month lease. Monthly Rent: $2500 due on the 1st of each month. Willing to spilt half in first half in 15th. Security Deposit: $1500 rent due before move-in. Application Fee: $10 per applicant (non-refundable). Late Fee: $35 if rent is not received by the 5th of the month, plus $10 per day thereafter until paid, up to the maximum allowed by law. Occupancy: Only approved tenants listed on the lease may occupy the property. Pets: Pets may be considered with landlord approval. A non-refundable pet fee and/or monthly pet rent may apply. Aggressive breeds are prohibited. Smoking: No smoking or vaping inside the home or garage. Utilities: Tenant is responsible for electricity, internet, trash service (if applicable), and lawn maintenance. Home is on a private well and septic system. Lawn Care: Tenant must maintain the lawn, landscaping, and keep the property free of debris. Maintenance: Tenant must promptly report maintenance issues and is responsible for damages caused by negligence or misuse. Renters Insurance: Required for the duration of the lease with a minimum liability coverage of $100,000. Alterations: No painting, remodeling, or other alterations without prior written approval. Parking: Parking is permitted only in the driveway and garage. No commercial vehicles, RVs, or inoperable vehicles may be stored on the property without written permission. Subleasing: Subleasing or short-term rentals (including Airbnb or similar platforms) are prohibited. Lease Renewal: Renewal terms will be offered at the landlord's discretion with at least 60 days' notice before lease expiration. Early Termination: Tenant is responsible for rent through the lease term unless otherwise agreed in writing or required by law. Move-Out: Property must be returned clean and in substantially the same condition as received, excluding normal wear and tear.
