Renters responsible for all utilities. Full-size washer dryer hookups. Must abide by HOA requirements and provide proof of renter's insurance. Pets allowed with non refundable deposit - $100 per pet. A credit score of 600 or greater is required. Tenant Selection Criteria Criteria provided in reference to the Property located at: 623 Parkline Dr, Georgetown, Texas 78626 1. Income: Income must be at least two times the amount of rent. If self-employed or retired a copy of the previous year's tax return or bank statement is needed to verify for occupancy. 2. Employment: A prospect must have verifiable employment and two years employment history or a verifiable source of income. 3. Rental history: Two years verifiable prior residency indicating no outstanding debt to the previous landlord and compliance with all items of the lease and community policies is required. (Living in a property that is owned by a relative is not adequate for rental verification). 4. Age: Applicants must be at least 18 years of age. All prospective occupants 18 years or older must completely fill out an application and be listed as residents on the lease. Applications must use link provided, and require a $50 per applicant fee. 5. Photo ID: As part of the application, all prospective tenants must provide a photo ID to be included as part of their completed application. 6. Credit/Criminal History: A credit report and criminal history background check will be processed online by each prospective tenant. If the prospective tenant has prior knowledge of credit history, they are encouraged to explain in section #9 of the rental application. The credit score needs to be 600 or greater. 7. Application fee and security deposit: An accepted application without security deposit and required fees does not entitle the applicant to the property. Only the application accepted for the property with all deposits and fees paid will be approved for the property on a first come, first served basis. Certified funds or money orders are required. No personal checks will be accepted re. 1st month rents/security deposits. 8. Pet fees: If the owner of the property allows pets, a designated "non-refundable" pet fee is required per pet. Resident will also be responsible for any damage caused by pets. Aggressive breed dogs or dogs that have shown a previous aggressive behavior are not allowed under any circumstance. 9. Signatures: Signatures are required to process your application. Any application submitted without signatures will not be considered.
