Rental Home Requirements 1. Financial Requirements - Monthly Income: Minimum of 2X the monthly rent - Proof of Income: Recent pay stubs, tax returns, or bank statements - Security Deposit: One month's rent (or more, depending on credit) - Application Fee: Non-refundable, $50 2. Background and Screening - Credit Check: Good payment history preferred - Criminal Background Check: No recent felonies or major convictions - Rental History: No prior evictions or outstanding rental debts - References: 3 positive landlord references (last 1-2 years) 3. Occupancy Limits - Follows local/state law or landlord policy (i.e., 2 persons per bedroom) 4. Identification: Valid government-issued photo ID (driver's license, passport, etc.) 5. Pet Policy - No pets allowed. 6. Lease Terms - Minimum Lease: 12 months (shorter terms considered at higher cost) - Rent Due Date: 1st of the month - Late Fees: Late fees will apply if received after two day grace period 7. Maintenance Responsibilities Tenant responsible for routine upkeep (i.e. home cleaning, lawn maintenance, and other upkeep that will be clearly stated in lease) - Landlord responsible for major repairs (plumbing, HVAC, and other appliances that will be clearly stated in lease) 8.
