TERMS OF RENTAL Thank you for your interest in renting this property. The following terms and requirements apply to all applicants and tenants. Property Care Tenant agrees to maintain the property in a clean, safe, and well-kept condition at all times. The home shall be cared for in a manner that preserves its appearance and condition. Excessive wear, neglect, damage, or accumulation of trash or debris is not permitted. Alterations No alterations, modifications, painting, fixtures, landscaping changes, installations, or improvements may be made to the property without prior written approval from the owner. No Pets Pets are not permitted on the property unless specifically approved in writing by the owner. No Smoking Smoking, vaping, or use of tobacco, marijuana, or similar products is prohibited inside the home, garage, and all enclosed areas of the property. Air Conditioning Filters The owner will provide and replace HVAC/air conditioning filters approximately every 30 days. Tenant agrees to provide reasonable access for filter replacement and maintenance. Security Deposit A refundable security deposit of $2,800 is required prior to move-in. The security deposit will be returned after the tenant vacates the property, less any deductions allowed by law for damages beyond normal wear and tear, unpaid rent, cleaning, repairs, or other lease violations. Last Month's Rent Last month's rent is due and payable at the time of lease signing. Utilities Tenant is responsible for establishing and maintaining utility service in their name and paying all utility charges, including but not limited to electricity, water, sewer, trash, gas, internet, cable, and other services associated with the property. Renter's Insurance Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in. Applicant Requirements All applicants are subject to: * Credit check * Criminal background check * Verification of employment and income * Verification of previous rental history and landlord references * No prior evictions Applicants must provide accurate and complete information. Misrepresentation or omission of information may result in denial of the application or termination of tenancy. Income Requirement Household gross monthly income must be at least two (2) times the monthly rent. Credit Requirement Applicants must have a minimum credit score of 650 or higher, unless otherwise approved by the Owner in writing. Lease Term and Early Termination The lease term shall be twelve (12) months unless otherwise agreed to in writing by the Owner and Tenant. Tenant may terminate the lease before the expiration of the lease term by providing at least sixty (60) days written notice to the Owner and paying an early termination fee equal to two (2) months' rent. Tenant shall remain responsible for all rent, utilities, and obligations under the lease through the termination date. Owner may terminate the lease only as permitted by Arizona law, including nonpayment of rent, material noncompliance with the lease, or other grounds authorized by law. If the Property is sold during the lease term, the lease shall remain in effect and transfer to the new owner unless otherwise agreed in writing. Occupancy Only individuals listed on the lease may reside at the property unless otherwise approved in writing by the owner. Compliance Failure to comply with these terms may result in lease violations, financial responsibility for damages, or termination of tenancy as permitted by Arizona law.
