Lease Term: 12-month lease preferred Lease Renewal: Lease may be renewed by written agreement; otherwise, tenancy shall continue on a month-to-month basis. Rent Due: Rent is due on the 1st of each month. Late Fee: $100 if rent is not received by 5:00 p.m. on the 5th of the month. NSF Fee: $50 for returned checks or rejected payments. Security Deposit: Equal to two month's rent. Application Fee: A non-refundable application fee of $35 per applicant is required to cover the cost of credit and background screening. All occupants 18 years of age or older must submit a separate application. Move-In Costs: First month's rent, security deposit, and applicable pet fees are due prior to move-in. Pet Policy Maximum of 2 pets per residence. $500 refundable pet deposit per pet. $100 non-refundable pet application fee per pet. $40 monthly pet rent per pet. Pets are subject to management approval, current vaccination records, and no documented history of aggression or bites. Restricted breeds apply. Utilities Tenant is responsible for: Electricity Natural Gas Internet Television/Cable Parking Assigned covered parking is available for designated units. Guest parking is available on a first come basis. Guest can park in any unmarked open spaces. Smoking Policy Riverwalk Condos is a 100% smoke-free community. Smoking and vaping are prohibited inside apartments, on balconies/patios, and in all common areas. Violations may result in charges of up to $2,500 for odor remediation, cleaning, and repainting. Renter's Insurance Renter's insurance is required prior to move-in. Residents with pets must maintain liability coverage that includes their pet(s). Occupancy All occupants age 18 or older must complete an application and be approved before occupancy.
