Lease terms

Proposed Rental Terms Monthly Rent: $7,888/month, fully furnished Security Deposit: $7,500 Lease Term: 6 12 months; longer-term arrangements may be considered. Utilities: Tenant pays utilities, including electricity, gas, water, garbage, internet, and any other services associated with the property. Furnishings: Home is rented fully furnished. Furniture, appliances, kitchenware, linens, and other provided items are included for tenant use. Occupancy: Maximum occupancy of 6 residents. All occupants must be disclosed and approved prior to move-in. Pets: Considered on a case-by-case basis with an additional pet deposit and/or monthly pet rent where permitted by law. Smoking: No smoking or vaping inside the home or garage. Maintenance: Tenant is responsible for routine upkeep and promptly reporting maintenance issues. Landlord remains responsible for major systems and repairs as required by law. Move-In/Move-Out: First month's rent and security deposit are due prior to move-in. A move-in condition report and inventory of furnishings will be completed at move-in. Early Termination: Early termination is subject to the lease agreement and applicable California law. Application: Applicants must complete a rental application and authorize standard screening, including identity, income, credit, and rental-history verification. Availability: Available for immediate occupancy 9/1/2026. Exact lease dates and terms are negotiable for qualified applicants.
