Terms at 6219 Tourraine Dr

The monthly rent for the premises shall be $2,200 for a 12-month lease term. Shorter lease terms, including 6-month leases, may be offered at an adjusted rental rate of $2,300 per month. Utilities included in the monthly rent include internet, electricity, water, garbage, and sewer services. A security deposit of $1,000 is required prior to move-in. The security deposit may be used for unpaid rent, excessive cleaning, repair of damages beyond normal wear and tear, replacement of missing items, or restoration of unauthorized alterations or modifications, in accordance with California law. The premises must be returned in substantially the same condition as provided at move-in, excluding normal wear and tear. Monthly rent is due on the 4th day of each month. A late fee of $50 may be charged if rent is not received within 2 calendar days after the due date, subject to applicable California law. Maximum occupancy is limited to one (1) occupant unless otherwise approved in writing by the landlord. Street parking is available. Washer and dryer are included in the rental. The property is located in a quiet residential neighborhood. Tenant agrees to maintain a peaceful and respectful environment at all times. Loud noise, disturbances, parties, or activities that interfere with neighbors or the landlord's quiet enjoyment of the property are prohibited. Quiet hours shall be observed daily between 10:00 PM and 7:00 AM. The rental includes a separate private entrance. Backyard access and main house outdoor areas are reserved for owner use and are not included as part of the rental premises. No smoking, vaping, use of e-cigarettes, tobacco, cannabis products, or illegal drug-related activity is permitted on or within the property. Illegal drug use, possession, distribution, or any unlawful activity on the premises is strictly prohibited and may constitute a lease violation subject to further action in accordance with California law. No pets are permitted without prior written approval from the landlord. Tenant shall maintain the premises in a clean, safe, and sanitary condition throughout the tenancy and shall properly dispose of waste and trash in a timely manner. Tenant shall not paint, install fixtures, drill holes, mount televisions or shelves, or make any alterations or modifications to the premises without prior written consent from the landlord. Landlord may enter the premises in accordance with California law for repairs, maintenance, inspections, improvements, or necessary services. Except in emergencies, reasonable advance notice will be provided prior to entry. Subleasing, assignment, Airbnb, Vrbo, short-term rentals, or any temporary rental or occupancy arrangement are prohibited without prior written consent from the landlord. Only tenants approved and listed on the lease may occupy the premises. Guests staying more than 7 consecutive days or more than 14 cumulative days within any 12-month period require prior written approval from the landlord. Unauthorized long-term occupancy may constitute a lease violation. Tenant shall not store or keep hazardous, flammable, combustible, or toxic materials on the premises except for ordinary household products used in normal residential quantities. Waterbeds, large aquariums, or similar heavy water-filled furniture are prohibited without prior written approval and proof of insurance. Tenant agrees to properly ventilate the premises, avoid excessive moisture buildup, and promptly notify the landlord of any leaks, water intrusion, or suspected mold conditions. Upon move-out, tenant shall return the premises in clean condition, remove all personal belongings and trash, and return all keys, remotes, and access devices provided by the landlord. Costs related to excessive cleaning, repairs beyond normal wear and tear, disposal of abandoned items, or replacement of unreturned items may be deducted from the security deposit in accordance with California law. Any property left behind after move-out may be handled in accordance with California abandoned property laws. If tenant terminates the lease prior to the expiration of the lease term without legal justification, tenant may be responsible for an early termination fee equal to one month's rent, along with unpaid rent or other damages incurred until a replacement tenant is secured, in accordance with California law. Tenant shall maintain active renter's insurance during the tenancy with a minimum liability coverage of $100,000 and shall provide proof of coverage upon request. Landlord's insurance does not cover tenant's personal belongings. Applications are subject to credit, background, income, and rental history verification. Preferred minimum gross household income is approximately 2.75x 3x the monthly rent. Good rental history is required. If applicable, tenant acknowledges receipt of any legally required California and federal disclosures, including lead-based paint disclosures for properties constructed prior to 1978.
