Lease terms

* Rent: $4,800 per month. * Minimum 12-month lease. * Security deposit equal to one month's rent. * One dog or up to two cats permitted with landlord approval. A refundable pet deposit applies. Assistance animals are accommodated as required by applicable law. * No smoking or vaping of any kind inside the home or anywhere on the property. * Tenant is responsible for all utilities, including electricity, natural gas, water/sewer, garbage/recycling, internet/cable, and yard maintenance. * Tenant shall maintain the yard in good condition, including regular mowing, weeding, watering (as seasonally appropriate), pruning, leaf removal, and general upkeep. * Renters insurance is required prior to move-in and throughout the lease term. Coverage must include a minimum of $300,000 in personal liability protection. * The home is rented as a single-family residence. The finished basement, including the second kitchen and private exterior entrance, is part of the home and is not intended to be occupied or leased as a separate dwelling unit. * No subletting, assignment of the lease, or short-term rentals (including Airbnb, VRBO, or similar platforms) without the landlord's prior written consent. * Tenant agrees to promptly notify the landlord of any maintenance issues, plumbing leaks, water intrusion, appliance malfunctions, or other conditions that could cause damage to the property so repairs can be made promptly. * Applicants will be screened using the landlord's published rental criteria, including credit, income, employment, rental history, and background information, in accordance with applicable federal, state, and Seattle laws. * Home is rented unfurnished.
