Lease Terms and Property Rules 1. No Smoking Policy Smoking, vaping, or the use of tobacco, marijuana, or similar products is strictly prohibited inside the residence, garage, and any enclosed areas of the property. 2. Utilities Tenant is responsible for establishing and paying all utilities associated with the property, including electricity, water, sewer, gas, internet, cable, and trash service unless otherwise agreed to in writing by the Landlord. 3. Pets Small pets are permitted only with prior written approval from the Landlord. A non-refundable pet fee of $450.00 per approved pet is required before the pet is brought onto the property. Tenant is responsible for all pet-related damages, cleaning costs, and nuisance issues caused by pets. 4. Property Maintenance and Damages Tenant shall keep the premises clean and sanitary and shall promptly notify Landlord of any maintenance issues. Tenant shall be responsible for the cost of repairing any damage caused by Tenant, occupants, guests, or pets, excluding normal wear and tear. 5. Security Deposit The security deposit may be applied to unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lawful charges permitted under Texas law. Any remaining balance will be returned in accordance with Texas law after Tenant vacates the property. 6. Occupancy The property shall be occupied solely as a private residence by the approved occupants listed in the lease agreement. 7. Late Rent Fee Rent not received by the due date may be subject to a late fee as permitted by Texas law and as specified in the lease agreement. 8. Compliance with Laws Tenant shall comply with all applicable federal, state, and local laws and regulations and shall not engage in illegal activity on the premises.
