Income Standard: Gross monthly household income must be a minimum of 2.5 times the monthly rent (at least $4887.50/month) and must be thoroughly verifiable. Strict Income Documentation Policy: Bank statements are NOT accepted as a primary proof of income. W-2 Employees: Must provide your last 6 consecutive, sequential paycheck stubs. Business Owners / Self-Employed: Must operate a verifiable business with an active digital/internet presence and provide the last 2 consecutive years of business tax returns, which will be verified directly by a Certified Public Accountant (CPA). Note: Unearned benefit letters or income documentation issued under a third-party name are not accepted. Rental History: A pristine rental history is required. Absolutely no prior evictions, filings, or formal landlord-tenant disputes will be considered. Smoking Policy: Strict NO SMOKING or vaping policy enforced anywhere inside the structure or on the entirety of the property grounds. BACKGROUND & CRIMINAL HISTORY EVALUATION Permanent Disqualification: Automatic denial for any conviction involving the illegal manufacture or distribution of a controlled substance, or any offense requiring lifetime sex offender registration. Violent Offenses (10-Year Lookback): Automatic denial if convicted of a violent offense within the last 10 years (including assault, domestic violence, robbery, or any felony involving physical harm or threats). Property & Financial Crimes (7-Year Lookback): Automatic denial if convicted of a property or financial crime within the last 7 years (including burglary, theft, identity theft, fraud, forgery, or criminal trespass). PET POLICY Select small dogs (25 lbs and under) and cats are welcome. Requires a $350 non-refundable pet fee. PARKING, UTILITIES, & INQUIRIES Parking: Dedicated, reserved off-street parking spaces are included. Utilities: Tenant establishes and handles accounts for Gas, Electric, Water, and Trash.
