IMPORTANT APPLICATION POLICY (PLEASE READ FIRST) To protect our property and ensure a mutual fit, we require all prospective tenants to schedule and attend an in-person tour of the home before applying. Applications will only be released to candidates who have completed a physical tour. Blind applications or mass-submitted online applications will not be processed. If an applicant does not meet these specific requirements, the application will be automatically denied. Age & Identification Requirement: All primary occupants and leaseholders must be 18 years of age or older and provide a valid, unexpired Texas government-issued photo ID (such as a Texas Driver License or Texas Identification Card) for local identity and residency verification. Income Requirement: Gross monthly household income must be at least 3 times the monthly rent (minimum $6,600/month) and highly verifiable. Strict Income Documentation Policy: Bank statements are NOT accepted as proof of income. W-2 Employees: Must provide your last 6 consecutive paycheck stubs. Business Owners / Self-Employed: Must have a verifiable business with an active online/internet listing, OR provide the last 2 years of business tax returns, which will be verified by a Certified Public Accountant (CPA). Please Note: We do not accept unearned benefit letters or income documentation issued under a third-party name as a primary source of verification. Rental History: Absolutely no prior evictions or landlord-tenant disputes will be considered. Smoking Policy: Strict NO SMOKING allowed anywhere inside or on the property. BACKGROUND & CRIMINAL HISTORY EVALUATION Permanent Disqualification: Automatic denial for any conviction involving the illegal manufacture/distribution of a controlled substance, or any offense requiring lifetime sex offender registration. Violent Offenses (10-Year Lookback): Denial if convicted of a violent offense within the last 10 years (including assault, domestic violence, robbery, or any felony involving physical harm/threats). Property & Financial Crimes (7-Year Lookback): Denial if convicted of a property or financial crime within the last 7 years (including burglary, theft, identity theft, fraud, forgery, or criminal trespass). PET POLICY Small dogs (25 lbs and under) and cats are welcome. Pet Fee: $350 non-refundable pet fee. PARKING & UTILITIES Parking: Dedicated parking spaces included. Utilities: Tenant is responsible for all utilities (Gas, Electric, Water, Trash).
