Lease Terms Lease Term: 12-month lease preferred. Available: late August - Utilities: Owner pays water and trash service. Tenant is responsible for gas, electricity, internet/cable, and any optional utility services. - Parking: Two assigned parking spaces in shared driveway. - Shared Driveway: Tenants must park only in their assigned spaces and keep the shared driveway clear to ensure access for neighboring residents. - Laundry: Shared on-site laundry facilities. - Appliances Included: 30-inch stainless steel gas range Range hood 24-inch black top-freezer refrigerator (16.6 cu. ft.). Refrigerator is provided for tenant convenience and may be removed if the tenant chooses to supply their own. - Pets: No pets permitted. - Smoking: Smoking and vaping are prohibited anywhere on the property. - Occupancy: Maximum occupancy is two (2) persons. - Renter's Insurance: Required prior to move-in and maintained throughout the lease term. - Screening: Each applicant 18 years or older must complete an application. Credit, criminal background, eviction history, employment, income, and rental history will be verified. - Move-in Costs: First month's rent and security deposit due at lease signing. Tenant Responsibilities Tenants are expected to: - Keep the unit clean, sanitary, and in good condition. - Promptly report maintenance issues, leaks, plumbing problems, appliance malfunctions, or safety concerns. - Use appliances, plumbing fixtures, and building systems properly and avoid damage caused by misuse or neglect. - Properly dispose of trash and recycling in designated containers. - Keep assigned parking areas and any exclusive-use outdoor areas clean and free of debris. - Obtain written approval before making alterations, painting, mounting televisions, installing fixtures, or performing repairs. - Comply with all property rules and applicable city regulations. Community Living: This is a quiet multi-unit property. Tenants are expected to respect their neighbors by keeping noise at a reasonable level, maintaining clean shared spaces, parking only in assigned areas, and being considerate of others' peaceful enjoyment of the property.
