Lease terms

This is a 12-month lease. Shorter term lease can be discussed with a minimum of 6 months (monthly rent charge may be different for shorter term than listed). Move-In Costs First Month's Rent Due before or at the time of move-in. Last Month's Rent Due upfront with the first month's rent. Security Deposit Required at lease signing Pet Policy If you do not have a pet at move-in, no pet deposit is due. If you acquire a pet during the lease, you must: - Notify the landlord in writing beforehand. - Pay a pet deposit prior to bringing the pet onto the property. - Sign a pet addendum to the lease agreement. - Additional rent per pet/month Lawn and Yard Maintenance Tenant is responsible for: - Mowing the lawn regularly. - Weeding and basic landscaping upkeep. - Snow removal and general outdoor maintenance. Utilities and Trash Tenant must pay for all utilities, including: - Electric, gas, water, sewer, trash/recycling, internet, and cable (if applicable). - Tenant must provide proof of utility transfer into their name before move-in. - Non-payment or disconnection of utilities may be considered a lease violation. Insurance Requirements Tenant is required to: - Carry renter's insurance throughout the lease term. - List the landlord as an additional insured or interested party. - Provide proof of coverage before move-in and upon request. Smoking Policy Smoking is prohibited inside the rental and on the property Lease Renewal & Move-Out - This lease does not auto-renew. Renewal must be agreed upon in writing. - Tenants must provide 30 days' written notice before move-out or non-renewal. - The property must be returned in clean condition with all keys returned.
