Lease terms
Tenant pays utilities including gas, electric, water, sewer and garbage. Landlord will pay for Xfinity Internet Service and Vivint Home Security System. No smoking allowed inside the house. No loud music or raucous parties that might disturb neighbours. One small pet only allowed. Only signed tenants can live on premises and no sub-letting. Tenant must agree to take care of furniture and furnishings provided in the lease and is responsible for any considerable damage or broken furniture (other than normal wear and tear). Tenant is also responsible to maintain front yard bushes and trees by watering weekly and do bush trimming and/or ground weeding when necessary. Tenant must also maintain clean/swept sidewalks front and side of the house. Tenant can hire professional gardeners at tenant's expense as an alternative. All homeowners here take pride in landscaped well kept appearance of the neighbourhood. The landlord will provide home warranty service plan that will manage most if not all house problems and appliance repairs, but tenant must first contact landlord and get approval, then tenant must contact home warranty company and schedule service call appointment at tenant's availability and time. Tenant will also be responsible for service call charge for each incident. IMPORTANT: The house has an attached ADU studio that is currently rented out separately to a single individual. The ADU studio is accessed through the garage . Since there is not a separate meter for utilities, the landlord will deduct from tenant's rent $100/month to cover utility usage by ADU tenant. Interested renters must complete Zillow credit and background online application for consideration. No exceptions.
