Rental Terms & Requirements Term: 12 months Rent: $2,100/month LEASE COMMENCEMENT REQUIREMENTS: Once approved, the lease commencement date must be within 14 days. If the property is unavailable for move-in, the lease commencement date must be set within 14 days of the expected availability date. UTILITIES: Tenant is responsible for all utilities, lawn care, and snow removal. ATTENTION: The estimated total monthly leasing cost does not include utilities or optional/conditional fees, utility service, and security deposit. SHOWING REQUIREMENT: NO APPLICATIONS WILL BE ACCEPTED SIGHT-UNSEEN. All prospective tenants must personally view the property prior to submitting an application. In-person showings are required. RENTAL REQUIREMENTS (STRICT / NON-NEGOTIABLE): We do not accept Comprehensive Reusable Tenant Screening Reports ("PORTABLE") as defined under RCW 59.18. Application screening includes, but is not limited to: credit check, rental history verification, background check, criminal check, income verification, and reference checks. 1.Applicant(s) must be 18 years or older. 2.Each adult applicant (including married couples) must submit a separate application and pay the application fee. 3. Credit score: 700+ 4. Gross monthly household income: 3 times the stated Monthly Rent. ($6,500+ monthly / $75,000+ annually) 5. Minimum 2 years verifiable rental or ownership history 6. Verifiable rental, professional, or personal references required 7. Must have current employment or verifiable sufficient income 8. Debt-to-income ratio must not exceed 43% (including rent) 10. No open collections (including utilities or payday loans) 11. No active bankruptcy proceedings 12. No late payments within the last 24 months All application fees are NON-REFUNDABLE.
