Lease terms

The Premises consist of approximately 3,600 square feet of residential living space located at 6198 W. Argo Circle, Highland Utah. Including 5 bedrooms, 3 bathrooms, attached garage, backyard, and all associated living areas of the main residence. The Premises include the use of the following appliances and amenities: refrigerator, freezer, range/stove, washer, dryer, and an additional refrigerator and freezer located in the garage. The property is situated in a quiet residential neighborhood within the Alpine School District and is located directly across from a neighborhood park. The backyard provides direct access to a walking trail. The house also has year round permanent lighting (Jelly Lighting) on the house that you can change up! Excluded from the Premises is an attached apartment with a separate exterior entrance. This apartment is reserved for the occasional use of the Owners and their family members and is not included in the leased premises. Owners shall provide reasonable notice before occupying the apartment. The apartment is self-contained and separate from the Tenant's living area. At the Owners' discretion and subject to a separate written agreement, Tenant may be offered the opportunity to rent and use the attached apartment during periods when it is not occupied by the Owners. Pets are permitted only with prior written approval from Landlord and are subject to applicable pet deposits, fees, and lease requirements. No smoking allowed. Do not park in front of neighbors houses. Tenant acknowledges that the attached apartment is not part of the leased premises and that Owners retain the right to access and occupy that space in accordance with the terms of this Lease.
