Lease terms

Monthly Rent: $1,600 for the partially furnished home or $1,300 for the unfurnished home. Lease Term: 12-month lease preferred. Shorter lease terms may be considered upon approval. Security Deposit: Equal to one month's rent, due at lease signing. Utilities: Landlord pays water, sewer, and garbage. Tenant is responsible for electricity, gas, internet, cable, and any other utilities. Rent Due Date: Rent is due on the 1st of each month. Late fees may apply if rent is not received by the grace period stated in the lease. Pets: Pets are subject to landlord approval. Additional pet deposit or monthly pet rent may apply. Maintenance: Tenant agrees to keep the property clean, promptly report maintenance issues, and return the home in good condition, excluding normal wear and tear. Smoking: No smoking or vaping inside the home. Furnished Option: For the partially furnished rental, all provided furnishings must remain in the home unless otherwise agreed in writing and must be returned in substantially the same condition at the end of the lease, excluding normal wear and tear. Application Requirements: Applicants are subject to a rental application, income verification, background check, credit review, and rental history verification. All applicants 18 years of age or older must submit an application.
