Lease terms

This lease is a one-year residential rental agreement between Sterling Realty Holdings 100 LLC and tenant for the property at 6176 Nicholas Way, Mason, OH, running for a period of one (1) year. The tenant agrees to pay $3,250 per month (including $50 pet rent), with rent due by the 5th of each month, along with a $1,625 security deposit, a $100 nonrefundable fee, and prorated rent at move-in; late payments incur $40/day fees subject to a cap. The tenant is responsible for most utilities and must maintain the property in good condition, cover damage caused by negligence, carry renters insurance, and follow strict rules such as no smoking, no unauthorized occupants, and no alterations without approval, while the landlord remains responsible for major repairs affecting habitability.
