Lease terms

Lease term: 12 months. Security deposit equal to one month's rent, due within 24 hours of lease signing. Utilities: Renter is responsible for electric, gas, water, sewer, and trash. Lawn care: Renter is responsible for mowing and leaf removal and supplies their own equipment. Renters insurance required. Proof provided at lease signing. No smoking or vaping anywhere on the property, garage included. Pets: Considered case by case. Dogs 35 lbs or under preferred. Pet rent is $50 per month per pet. Service and support animals are not pets and are not subject to the weight limit or pet rent. Parking: Driveway and garage only. No long-term street parking available. Professional carpet cleaning of the bedrooms and lower-level office required at move-out, paid by renter. Access: Owner, manager, or maintenance may enter with 24 hours' notice, except in emergencies. This includes quarterly HVAC filter changes and inspections. Applications: Apply through Zillow before scheduling a showing. Applications are accepted through Zillow only. Screening standards are household income of at least 3x the monthly rent, a minimum credit score of 600, and no evictions in the past 5 years. Scores under 600 may be considered with compensating factors such as a larger deposit or higher income. Terms are based on a 12-month lease and are subject to change prior to signing.
