Rental Terms & Disclosures * Monthly rent is $2,100, due on the agreed-upon date each month. * The lease term is 12 months. * Tenant is responsible for all utilities, including water/sewer, electricity and/or gas, internet, cable, and any other applicable utility services. * Renter's insurance is required for the duration of the lease. Proof of coverage must be provided prior to move-in. * Trash collection service is included in the monthly rent. * Routine weed control and pest prevention services are included in the monthly rent. * Tenant is responsible for maintaining the lawn and landscaping, including mowing, edging, watering as needed, and keeping flower beds free of weeds and debris. * All major kitchen appliances are included, as well as the washer and dryer for tenant use. * HVAC filters will be provided by the landlord. Tenant is responsible for replacing the filters as recommended to help maintain the system's efficiency and performance. * No smoking or vaping is permitted inside the home. * Please be considerate of neighbors and limit street parking whenever possible. Driveway and garage parking should be used whenever available. * A criminal background check and credit screening will be completed for all applicants who proceed through the formal application process. * Occupancy is limited to approved residents listed on the lease agreement. * Pets may be considered on a case-by-case basis and may require an additional pet deposit and/or monthly pet fee. * Tenants agree to promptly report maintenance concerns or repairs needed to prevent further damage to the property. * No alterations, painting, installation of fixtures, or modifications to the property may be made without prior written approval from the landlord. * Subleasing or assignment of the lease is prohibited without written consent from the landlord. * The property is located within a Homeowners Association (HOA). Tenants must comply with all applicable HOA rules, regulations, and community standards throughout the lease term. Any fines resulting from a tenant's violation of HOA rules may become the tenant's responsibility. * The home and yard must be returned in substantially the same condition as received, excluding normal wear and tear.
