Thank you for your interest in applying for one of our beautiful homes at Park Property Management LLC! Any individual over the age of 18 years must submit an application if they will be residing at the property. Each applicant must submit a SEPARATE application online and pay the NON-REFUNDABLE background screening fee of $45.00 BACKGROUND SCREENING FEE IS NOT PAID TO PROPERTY MANAGEMENT. THE FEE IS PAID ONLINE TO THE SCREENING COMPANY AND THE REPORT IS SENT TO MANAGEMENT TEAM FOR REVIEW. APPLICANT IS RESPONSIBLE TO CONTACT OFFICE TO ENSURE IF THE HOME IS STILL AVAILABLE BEFORE APPLYING. APPLICATIONS WILL BE CONSIDERED INCOMPLETE IF ALL DOCUMENTS ARE NOT PROVIDED AT THE TIME THE APPLICATION IS SUBMITTED. In addition to this rental application, you will also be required to provide the following: -- A copy of a valid form of identification (Drivers license, passport, etc.). -- Proof of Income (IF APPLICABLE: two most recent pay stubs, appropriate tax forms if self-employed, Social Security, Disability assistance, child support court order, etc. ). Most recent 3 months of bank statement showing income deposits and bills being paid, especially rent -- 3 years' worth of residential history with contact information for rental references. Must include the current landlord contact and the next previous landlord contact information. BEFORE A LEASE IS SIGNED, THERE IS A MANDATORY SCHEDULED HOME VISIT BY A MEMBER OF THE MANAGEMENT TEAM WITH THE APPLICANT AT HIS/HER CURRENT HOME. EVERYONE WHO WILL BE LIVING IN THE PROPERTY MUST BE PRESENT. This can be done virtually or in person. REQUIREMENTS Monthly income must be equal to 3X monthly rent Applicant must have good personal and landlord references (current and previous landlord) NO EVICTIONS Clean background check No Bankruptcy or judgements NO PETS NO SMOKING inside the property
