RESIDENTIAL LEASE AGREEMENT - KEY TERMS Property & Term - Lease term: 18 months (The lease term is 18 months, commencing August 1, 2026 and expiring January 31, 2028. Upon mutual written agreement, the lease may be extended for no more than 3 additional months, with a hard termination date of April 30, 2028. No automatic renewals. Landlord will be resuming personal occupancy of the property upon lease expiration. Tenant must vacate the premises no later than the agreed termination date) - Available: August 1, 2026 - Monthly rent: $3,800 Move-In Costs - First month's rent: $3,800 (reduced to $2,800 if lease signed by June 30, 2026) - First month's rent and security deposit must be paid via cashier's check or money order prior to key handover - Security deposit: $3,800 (one month's rent) - Pet deposit: $500 per pet, refundable - Pet rent: $50 per pet per month Rent Payment - Rent is due on the 1st of each month - 5-day grace period before late fee is assessed - Late fee: $200 flat after the grace period expires - Accepted payment methods: ACH/Zelle Pets - Dogs and cats permitted, no size restriction - Maximum of 2 pets (Negotiable) - Tenant must provide proof of vaccinations - Pet deposit and pet rent required per pet - Tenant is fully liable for any pet-caused damage beyond the pet deposit Utilities - All utilities to be transferred into tenant's name on move-in date - Proof of transfer required before keys are handed over - Water and trash: Covered in monthly rent - Failure to maintain utilities in tenant's name is a lease violation Renters Insurance - Tenant is required to maintain renters insurance throughout the entire lease term - Minimum liability coverage: $100,000 - Proof of policy required before move-in - Landlord must be listed as an interested party on the policy - Policy cancellation or lapse is a lease violation Tenant Screening Requirements - Minimum credit score: 680 - Gross monthly income: minimum $11,400 (3x monthly rent) - Employment verification required Maintenance & Property Care - Experigreen Services will routinely maintain lawn limited to fertilization, aeration, grub control, and weed removal (Covered by landlord) - Tenant is responsible for mowing, landscaping, edging - Tenant must report any damage or maintenance issues within 48 hours - Tenant is responsible for all damage beyond normal wear and tear - No alterations to the property without written landlord approval - HOA rules must be followed at all times, tenant will receive a copy at signing Entry & Inspections - Landlord will provide 24-hour notice before any entry - Landlord reserves the right to conduct inspections with proper notice - Move-in and move-out inspections required, both parties present preferred Lease Violations & Termination - Tenant backing out after signing forfeits the security deposit - Landlord will make reasonable efforts to re-rent if tenant vacates early - Subletting is prohibited - Smoking is prohibited inside the property - Tenant is responsible for HOA fines resulting from tenant behavior - Holdover clause - If tenant remains in the property past the termination date without written landlord approval, monthly rent increases to $5,000 and tenancy converts to month to month. Landlord reserves the right to pursue legal action for possession. Move-Out - Security deposit returned within 30 days of move-out - Itemized deduction statement provided if any deductions are made - Property must be returned in same condition as move-in, minus normal wear and tear - Tenant must provide written confirmation of intent to vacate no later than 60 days prior to lease expiration.
