Lease terms
Tenant is responsible for utilities and renters insurance sufficient to cover tenants personal possessions. If you choose not to secure renters insurance we'll require a written indemnification for any property you'd have in the home. We can play with the term if needed but we generally shoot for a 12 month term. Tenant also responsible for yard (grass cuts) and snow (shovel/contract with snow plow company). Last notable tenants responsibility is to ensure waste lines are kept open. No feminine products, paper towels etc. in the event a drain is clogged tenant is responsible to clearing the line with a professional plumber. Listing says small pets, but we would like to discuss the situation on a case by case basis. We expect smaller maintenance issues to be dealt with by tenant with larger issues to be dealt by owners. We do not allow smoking in the house and hope to find tenants that share the same respect for homes that we have.

This was our first home and did all the renovations ourselves, so we have a lot of great memories and love for the home and neighborhood. It's got a great welcoming feel, and great access to anything you might need within walking distance including train access to downtown Philadelphia for convenient access for Downtown Philadelphia commuters. Relaxing front porch with plenty of room to use as a nice space to get fresh air while protected from the rain/sun or fit a full table for summer meals outside.
