Deposit of $3,500.00 is due upon signing and monthly rent of $3,500.00 due on the first of each month. Tenant acknowledges the property is currently active on the real estate sales market and agrees that Landlord may terminate this lease with a 30-day written Notice to Vacate upon executing a sales contract with a buyer, further agreeing to permit property showings to prospective buyers given a minimum 24-hour notice. Tenant assumes sole responsibility for setting up and paying the separate electric utility accounts for both houses, while water is supplied by an on-site private well; Tenant is strictly responsible for purchasing and replenishing the well water treatment consumables, specifically system salt and hydrogen peroxide. Farm and agricultural animals are permitted outdoors with no numerical limit, but indoor domesticated pets are strictly capped at a maximum of two (2) dogs and two (2) cats total across both living structures combined. Furthermore, Tenant is solely responsible for maintaining all property landscaping, lawn mowing, and acreage upkeep at their own expense to keep the exterior tidy for real estate showings. Smoking of any kind (including cigarettes, vapes, and marijuana) is strictly prohibited inside both the Main House and Guest House; any violation will result in an immediate $250 fee, plus the full cost of professional smoke remediation. Finally, the property operates on two separate septic systems (one for each house), and to prevent system failure, Tenant agrees never to flush wet wipes, paper towels, or hygiene products down the drains, and must completely avoid pouring harsh chemicals, heavy degreasers, or Clorox down any sinks or toilets, as these ruin the bacterial balance necessary to keep the septic systems functioning safely.
